Master Plan: Finca Las Marías
The Finca Las Marías Master Plan, developed in July 2023, showcases our ability to tackle urban scales with sensitivity and strategy. This comprehensive conceptual project, located in El Salvador, proposes a mixed-use urban development that transcends traditional lotting, seeking to create a self-sufficient community where housing, education, and social assistance coexist in harmony with the landscape.
Vision: An Integrated and Sustainable Community
- The challenge for the Finca Las Marías Master Plan was to articulate a diverse program within an extensive terrain, ensuring connectivity and quality of life for various user profiles. Our urban planning proposal organized the space into three fundamental axes:
- Diverse Residential Zone: We proposed a mix of densities, including apartment buildings to optimize land use and single-family homes integrated into the topography, offering housing options for different life stages.
- Social Welfare (Orphanage): A key component was the design of an innovative orphanage based on prototype cabins. These function as safe and cozy housing modules, moving away from the cold institutional model.
- Educational Infrastructure: We integrated a small educational complex that serves both the residents of the social welfare center and the surrounding community, fostering social integration.
Visualization and Decision-Making Tools
- In projects of this magnitude, visual communication is vital for decision-making. For the Finca Las Marías Master Plan, Tree Architecture developed a detailed 3D model and high-quality conceptual renderings. These tools allowed the client to visualize not only the aesthetics but the actual volumetry, spatial relationships between buildings, and the development's impact on the natural environment before moving a single stone.
